Water heaters wear out. It is not a matter of “If” but “When”. It is inevitable. Pressurized water; metal pipes, valves, fittings, not to mention the constant expansion and contraction of the heating elements inside the heater, all contribute to the finite life of a water heater.
The average warranty on a water heater is 5 years. If your water heater has lasted longer than that, you are ahead of the game.
The hardness of Arizona water also contributes to the eventual failure of water heaters. It is generally recommended that all water heaters be drained once per year to eliminate the accumulated mineral deposits (calcium carbonate) that precipitate out of the water as it is heated by both electric elements and gas burners which then settles to the tank bottom where it does all kinds of bad things.

TANKLESS WATER HEATERS
More and more people are discovering that a tankless water heater is a better solution for their hot water needs. This often has to do with the distance from the water heater to the point of use as well as the frequency of use. While tankless water heaters have been a common appliance throughout Europe for many years, they are relatively new to the U.S. Both gas and electric models are available in various sizes.
The obvious advantage of a tankless water heater is that it is not necessary to store 40, 50, 75 or more gallons of hot water for potential use someday; thus saving space and the probable need to replace the large tank every few years. With tankless water heaters the water is not heated until it is needed. Another advantage is that you never run out of hot water.
